Introducing Closed-End Second Mortgages to Help You Unlock More Financing Options

In today’s high-rate environment, many clients are looking for financing solutions that allow them to access equity without disturbing a favorable first mortgage. Whether they’re consolidating debt or funding home improvements, a second mortgage can offer the flexibility they need – without a full refinance.

Dominion Financial Wholesale is excited to introduce our newest offering: Closed-End Second Mortgages. Available across full doc, bank statement, and DSCR programs, this product gives brokers a powerful way to help clients tap into their home equity with fixed-rate certainty and straightforward qualification.

More Leverage, Less Disruption

This program is designed for borrowers who want to retain their existing first mortgage while accessing additional funds through a second lien. It supports a wide range of scenarios (purchase, rate/term refinance, and cash-out refinance) and applies to owner-occupied homes, second homes, and investment properties.

Loan amounts range from $50,000 up to $750,000, with maximum combined loan-to-value (CLTV) up to 90% depending on the documentation type. Best of all, on purchase transactions, the first lien can be placed with another lender, allowing maximum flexibility for structuring the deal.

Key Program Features for Brokers

This new product offers fixed-rate stability and broad borrower eligibility, while keeping the structure simple and efficient:

– Fixed terms of 10, 20, or 30 years

– 660+ Credit Score

– Fully amortized qualifying payment (no interest-only option)

– Automated Valuation Models (AVMs) available for loans up to $400,000 (whenre eligible)

– Solar liens permitted (subject to guidelines)

Whether your client is self-employed, qualifying with DSCR, or using traditional documentation, our Closed-End Second program gives you a new path to approval – especially when a full refinance isn’t ideal.

Designed to Serve Real-World Scenarios

This product is ideal for:

– Clients with a low-rate first mortgage who don’t want to refinance into a new first mortgage

– Buyers leveraging a second mortgage to complete a purchase for a lower blended rate

– Borrowers using bank statements, DSCR, or full documentation

– Scenarios where the first lien is already secured through another lender

It’s a flexible, high-utility loan that allows you to serve more clients with creative structuring, while still offering predictable terms and competitive pricing.

What Non-QM Brokers Need to Know About the Current Shift in Mortgage Market Liquidity
